What actually changed
Three things moved in the May budget. Most of the commentary since has been noise on top of them.
Negative gearing
No longer available on established residential property. This is the change with the widest reach, because it affects the way most existing investors structured their holdings.
Self-managed super
Residential property investment through an SMSF has been removed. If this was part of your plan, it isn't a plan any more, and the alternatives are worth understanding properly.
New-build housing
Sits under a different set of rules to established property. What that difference means in practice is where most of the current confusion lives, and it's the bulk of what we'll spend the session on.
What we'll cover
- What the May budget changed, in plain English, without the politics
- How new-build and established property are now treated differently
- The questions worth asking before you buy anything in this market
- What a workable strategy looks like under the new rules
- Live questions at the end, for as long as people want to stay
Who it's for
- You own an investment property and aren't certain where you now stand
- You were planning to buy and have put it on hold
- You had an SMSF strategy that no longer works
- You've been told property is finished and want to check that for yourself
